“Leading professional body for managing agents in England & Wales”, ARMA (The Associated of Residential Managing Agents), Charles David James began working for clients in north London, overseeing block management.
Having gained a thorough knowledge & understanding of the lease & setup at the development Charles David James shall ensure procedures for the following are in place:
Insurance
Health & Safety
Fire Safety
Ensure the building is both well maintained but also on financial sure footing by:
Maintaining a ring fenced client account with CMP
Collecting service charges & ground rents
Retaining account records inline with legislation
Preparing income/ expenditure accounts
Communicating frequently with the various parties associated with the block:
Dealing with lease related queries from directors/ leaseholders & tenants
Liaising with contractors involved in either periodic or more urgent maintenance work
Preparing introductory paperwork to new occupants pointing out the ‘lay of the land’
Inspecting on a quarterly basis
Attending meetings
