References & Right to Rent
We’ve never moved a tenant into one of our clients’ (landlords’) properties without first undertaking a rigorous referencing process.
We currently worth with Rentshield Direct in order to ensure the tenant, be it an individual, couple, group of professional sharers or company let, are suitable for our client’s property.
Rentshield carry out background checks on our behalf including looking into the applicant’s history of renting; verifying their addresses over the past three + years & confirming their employment status. The above checks include gathering & verifying references from both previous landlords & employers.
Compiling the above, together with meeting our prospective tenants face to face, enables us to provide our clients with sufficient information prior to them making the final decision on a tenant’s suitability before signing up to a Tenancy Agreement.
In addition to using an external reference agency we also undertake ID checks via Rentshield’s Verify system in order to meet the Right to Rent legislation. Copies of passports & visa’s/ residency cards (where applicable) are verified for authenticity & securely stored on file during the term of the Tenancy Agreement, as per the scheme’s guidelines.
